How Often Should High-Rise Building Cleaning Be Scheduled? Havencab Cleaning

A City-by-City Guide for Australian Strata Buildings

“How often should our building be cleaned?” is one of the most common questions strata managers and committees ask, and it rarely has a single answer. Climate, building height, facade material and local environmental conditions all affect how quickly a building gets dirty, and a schedule that works for an inland Brisbane low-rise will fall short on a harbourside Sydney tower. This guide breaks down what drives high-rise cleaning frequency in Sydney, Melbourne, Brisbane and the Gold Coast, and sets out a practical schedule for facade washes, window cleaning, common areas, car parks and bin rooms.

Sydney:

Salt air and CBD grime

Sydney’s harbour and coastal geography make salt the dominant factor for waterfront and CBD-adjacent towers. Salt spray settles on glass, aluminium framing and cladding, and left too long it etches glass and accelerates corrosion. Buildings around Circular Quay, Barangaroo, the eastern suburbs and other harbour-exposed precincts typically need facade and window cleaning every three to four months, while inland Sydney buildings away from the coast and heavy traffic corridors can often run on a five to six month cycle.

Melbourne:

Variable weather and airborne dust

Melbourne’s four-seasons-in-a-day reputation is not just a joke for building maintenance teams. Hot, dry summers followed by wet winters, combined with UV exposure and urban pollution, mean dust, pollen and grime build up unevenly across the year. Facades typically need washing every four to six months, with an extra check after major storm events, since wind-blown dust and rain runoff leave streaking on ledges, sills and window frames that gets worse the longer it is left.

Brisbane:

Humidity, mould and pollen

Brisbane’s subtropical climate is the most aggressive of the four cities for organic growth. High humidity for much of the year, frequent storms between October and March, and heavy pollen loads from jacarandas and other flowering trees in spring create ideal conditions for mould, algae and lichen on facades and window frames. Brisbane high-rises generally need facade and window cleaning every two to three months, particularly on shaded or south-facing elevations where moisture lingers longest.

Gold Coast:

Coastal wind, salt and sand

Gold Coast towers face some of the harshest coastal exposure of any Australian high-rise market. Most buildings sit close to the beach, meaning constant exposure to salt-laden onshore wind and airborne sand. Salt is highly corrosive to aluminium window frames and painted surfaces, and buildings directly on the esplanade often need window and facade cleaning every two to three months to prevent staining and frame degradation, compared with three to four months for towers set slightly further back from the coast.

Recommended Cleaning Schedule

The table below is a general guide. Building height, facade material, orientation and traffic levels will always shift the exact frequency, which is why a proper schedule should be built around a site assessment rather than a generic template.

Getting the schedule right to protect assets

An under-serviced facade accelerates corrosion, staining and paint failure, all of which cost far more to fix than they would have cost to prevent. An over-serviced one wastes the budget the committee could spend elsewhere. A schedule built around your building’s actual exposure, not a generic template, gets the balance right. Havencab designs cleaning frequencies for each site based on location, facade material and traffic level, backed by the same live dashboard reporting we use across every building we service in Sydney, Melbourne, Brisbane and the Gold Coast.
